 If you've been thinking about buying a home, you probably already know that mortgage rates can have a big impact on what your monthly payment looks like.

With rates around 7%, even a small change in the rate can make a meaningful difference. That's why we’re really excited about two financing opportunities we currently have available that could help make homeownership a little more affordable for qualified buyers.

 30-Year Fixed Rates as Low as 5.25%*

Qualified buyers may be able to take advantage of a 30-year fixed conventional rate as low as 5.25%* through our current promotion.

 That's a pretty big difference from a 7% rate — and because it's a fixed-rate mortgage, your principal and interest payment won't change because of future market rate fluctuations.

Here's a simple example:

On a $500,000 loan:

  • 7.00%: approximately $3,327/month
  • 5.25%: approximately $2,761/month

That's about $566 a month, or roughly $6,800 a year, in principal and interest savings.

We also have an exciting option for qualified FHA and VA buyers: a 4.99% 30-year fixed rate with a 1/1 temporary rate buydown.

Here's how it works:

  • Years 1–2: 3.99%
  • Years 3–30: 4.99%

The temporary buydown gives you an even lower payment during the first two years of homeownership — which can be especially helpful while you're getting settled into a new home and all the expenses that come with it.

For example, on a $400,000 loan, the principal and interest payment at 3.99% would be approximately $1,906/month, compared with approximately $2,395/month at 6.99%.

That's nearly $490 a month in potential savings during those first two years.

Then, in year three, the rate moves to 4.99% for the remainder of the loan.
