Do I have to list my house right away if I’m doing a dirt start?
Not always. Some dirt start contingency options allow buyers additional flexibility before listing their current home. Depending on the program and timeline, buyers may be able to list within a certain number of days after contract signing or wait until closer to their new Hartford Home’s completion date to help create a smoother transition between homes.
If I am buying a home that is ready to move in how long do I have to list my house for sale?
For quick move-in homes, buyers typically have 10 days from contract signing to list their current home for sale. From the official list date, the home must then be under contract within 30 days.
What if I have a house to sell but do not have a signed listing agreement with a realtor?
No worries! We have a great program called List Assist that connects buyers with approved listing specialists experienced in coordinating the sale of an existing home alongside the purchase of a new construction home. Most buyers who utilize our List Assist Program experience huge savings in traditional selling costs while benefiting from a more streamlined home sale process.
What earnest money is required? Is it refundable?
Earnest money requirements vary depending on the contingency option selected and may include a standard earnest money deposit, option deposit, and/or contingency deposit. In many scenarios, earnest money becomes non-refundable once the buyer accepts a contract on their current home or after the revocation period expires. Some deposits may remain refundable if the buyer cancels before their home goes under contract.
